10 Sullivan launches sales in Soho - September 22, 2014

Real estate developers Robert Gladstone, of Madison Equities, and Kevin Maloney, of Property Markets Group, have launched the sales of their new residential condominium, 10 Sullivan, located in SoHo.  Mr. Gladstone and Mr. Maloney are both principals of Sullivan Condo LLC, the sponsor of the development.

Designed by noted architect Cary Tamarkin, 10 Sullivan  is a 16-story “flatiron”-shaped tower with 19 residences and four adjoining 25-foot wide townhouses.  Slated for completion by the fourth quarter of 2015, the tower includes a 10-space parking facility and 2,600 square feet of retail. At 204 feet high, the tower will be the tallest residential building in SoHo.  The townhouses will not be part of the condominium.

“10 Sullivan’s unique shape and position looking south offers extraordinary panoramic views of downtown Manhattan and the surrounding urban landscape,” said Kevin Maloney, principal of Property Markets Group.  “We are very pleased to bring such an architecturally significant building to market.”

Madison Equities CEO Robert Gladstone added, “We wanted to develop a building incorporating historic detailing and materials into a modern, elegant building.” With that objective, Tamarkin’s team designed a slender tower and townhouses in a rhythm consistent with the character of SoHo.

The tower residences range in size from 2 bedroom homes at 1,210 to 1,269 sf priced at $2,965,000 to $3,360,000 to a 8,360 sf Penthouse triplex with private pool and rooftop for $45,000,000. There is also a 5 bedroom Duplex of 5,256 sf at $25,000,000. Full Floors spectacular residences are 2,950 sf with prices ranging from $8,700,000 to $10,000,000. Spacious 4 bedroom residences range in price from $6,517,000 to $7,315,000.

The four-story, 25 ft wide townhouses, located at 20, 30, 40 and 50 Sullivan Street, are designed to accommodate a piano nobile, 4+ bedrooms, a finished English basement, backyard garden, and a rooftop terrace all linked by a private internal elevator. The townhouses are priced starting from $20,795,000.

Situated on a triangular-shaped site on Sullivan Street between Broome and Spring Streets, 10 Sullivan will be highly recognizable for its distinct shape.  Rounded glass windows will define the building’s southern prow, surrounding the spacious living rooms and allowing for breathtaking views.  The building’s façade will feature a corbelled black and blonde Norman brick exterior with large classic industrial-style windows. A custom clock will adorn the building’s north face.

According to Tamarkin, “One of the most unique aspects of the design is the building’s rounded prow shape and the use of curved glass and hand-laid corbelled bricks throughout the design.  This is the only modern building in New York that has this distinction.” Working alongside Tamarkin is the accomplished architectural firm, Montroy Andersen DeMarco.

All residences feature oil rubbed Danish oak floors, radiant heated flooring, and motorized shades throughout.  Poliform walnut kitchens are designed with Lagano marble countertops and back splashes and Insikerator waste disposals.  Appliances include Miele refrigerators, ovens, and dishwashers; Viking cooktops; as well as Subzero wine refrigerators and faucet pot fillers.

Bathrooms are finished with luxurious Dolomite marble floors, walls and vanity countertops and feature steam shower rooms with Lefroy Brooks handsets and body sprays, Poliform macasar ebony double sink vanity cabinets, a free standing Metro “Tribeca” tub, premium Lefroy Brooks faucets and accessories, and a separate Toto water closet.

Building amenities include a 24-hour concierge, integrated security systems, keyed elevators, a sunlit fitness center, stroller and bicycle storage, tempered and filtered fresh air, and individual storage facilities with parking spaces available for purchase.
