47-10 - 47-16 Austell Place

Interior design services were provided for the renovation and conversion of this four-story, 60,000 SF factory/warehouse formerly known as the Zipper Building to a retail, office and production building located at 47-10 – 47-16 Austell Place in southern Long Island City.  The 10,000 SF ground floor includes a large lobby and a completely renovated facade with new glass storefronts for retail.  The 16,000 SF third floor has pre-built offices geared towards TAMI tenants, which feature a common conference room, bathrooms and shared pantry space.  The Joffrey Ballet School on the entire 16,000 SF fourth floor and Coalition for Queens (C4Q), a technology training program on the 2nd floor are both build-to-suit installations.  Upgrades made to the building included renovations to the interior, two new passenger elevators converted from one large freight elevator, redesigned lobby, a facade with new windows and a new rooftop lounge with seating and views of the Manhattan skyline.
